Regarding #2, good advice for buyers.  I would love to do a blog on short sales but haven&#039;t had the chance to sit down and start one.  I am currently specializing mainly in short sales and also doing great with the HAFA programs to get them approved and closed (which many realtors are very skeptical in doing them). 		<description><![CDATA[@Daniel  The obvious would be to look for an agent that has experience and success in actually closing short sale deals.  While I would normally say that the agent should have experience in negotiating with lenders, I&#039;ve learned to overlook this when teamed up with a good title agent or title attorney to do that work for them (many real estate lawyers will help in return for getting the closing).  Then there are all of the other characteristics that any good agent possesses (whether a short sale or not), that is, being familiar with your particular market area, having a good grasp on property valuation, and spending some money advertising the listing.  I also like to see that the agent has a good understanding of contract and mortgage law (you would be surprised to know how few actually do).  Another good sign, in my opinion, is one that lets you out of the listing agreement whenever you wish, but I wouldn&#039;t make this a deal killer for me - I like those that are confident enough in their work not to worry about the client canceling the listing agreement (I&#039;ll probably hear an earful from my agent friends on this one).

My parents held the mortgage on a house they sold several years ago (big mistake, but they didn&#039;t listen to me)  They had to foreclose about 2 years ago and took back possession.  The owners stripped the house and my mom and dad in their 70&#039;s have bee slowly bringing it back to sellable condition.

Do you want to talk with them about recourse they may pursue?  Do you think they may be missing out on something?

Many people in the South Florida area are dealing with many of the issues discussed in the article. With the emergence of self-proclaimed &quot;real estate specialist/analyst&quot;, it is hard to distinguish which articles or blogs are accurate. The language in other articles are convoluted and hard to understand, which leads me to believe that they are not meant to be understood by the &quot;average joe&quot;.
